After purchasing the land for 4th and F, we began inquiring and negotiating for other projects as we realized our cumulative impact grows greater with multiple projects in such close proximity.

Beginning Design Concepts
How can we provide quality urban housing at economical pricing? That’s one of the questions we’ve decided to wrestle with on this site. As the Washington District emerges into a vibrant urban neighborhood, the importance of economic diversity and the need for affordable housing will need proactive thought.

If that’s not enough of a challenge, when you run this variable through an eco-urban lens, you also have to add variables of density, open space, alternative transportation and pedestrian-friendly streetscapes. So, we’ve clearly got our work cut out for us. The size of the lot will mean efficiency has to be maximized which will require some serious study (and probably a host of revisions).

But a small lot also looks like a perfect opportunity for us to wrestle with integrating variables most developers won’t touch. We happen to think its fun.

At present, we’re got some concepts that look feasible at 35 units, but who knows where it will go. This is just the beginning…
