I know its limiting and “not for everyone” but my question is not if everyone would buy one of these, just if there are enough someones. I think the pricing would be in the 150,000 or less range if it were built here.

I just saw this article yesterday on a different site. Can you believe the value we are getting here in Sacramento? Amazing that the median home price is around $750K and that $300K will only fetch a 300 sq. ft. studio in SF. I could definitely see these being built in Sacramento and feel that we could definitely afford to see more Architecture with a capital “A” here. It’s sad that there are so many talented architects, designers and landscape architects here in our very own city but still many local developers go out side the city limits and even state lines to find professionals to provide these services. Give these local talents the opportunity to do great work.

I saw these in SoMa a few weeks ago. They look pretty cool. If you were able to sell them at that price, i’d imagine they would sell pretty well. Cool urban housing and your mortgage payment would be less than rent? For many people (who don’t need a ton of space), I would think this should be a no brainer. I am working with somebody right now who would buy one in a heart-beat.

I don’t think that Sacramento is urban enough for this concept. People haven’t been forced to make such a space sacrifice yet to be able to afford something, especially with the current downturn. Even a small studio has a proper bed and a full kitchen and rent is pretty reasonable in town (certainly compared to SF).
What I do see as a missing component of the downtown for sale mix are small (but not this small) apartments for sale or similar. Something between the $150K product you propose and the $300K+ entry level units in new developments downtown. When small places do seem to be built they are billed as luxury and priced to suit.

I think we already have some of those: the units at 16th and H start at around $200K for around 400 sf.
These units remind me of housing at SRO hotels, although some of those are even smaller: generally they run around 80-200 square feet. They generally don’t have their own bathrooms or kitchen facilities–although some do. They’re not for everyone–but for a single person with simple needs, they can be quite adequate.
These units remind me of Pensione K, which is technically an SRO but of fairly recent construction. Amenities are similar; rents are around $400-500 a month.
Opportunities do exist for this kind of housing: I know CADA is looking for builders to construct something very much like this (intended for the 40% affordability level, similar to Pensione K) on a lot on N and 15th Street.
